HOA Overview

The Heritage Plantation Owners Association (HPOA), of which all property owners are members, elects a Board of Directors which oversees the management of Heritage Plantation. Either two or three directors of the seven member Board are elected each year at the Association's annual meeting. A professional property management company (currently Waccamaw Management, LLC, AAMC), under supervision of the Board of Directors, performs day-to-day management of all aspects of the operations and maintenance of the community. The management staff consists of a full time property manager, a full time association administrator, a dock master, and a maintenance supervisor. The Board and Waccamaw Management work together to provide rigorous financial management; marina management; maintenance of facilities, amenities and common areas; and preservation of an active, beautiful and safe community.
 
Since assuming control from the developer in 2002, Heritage Plantation has managed a sound operating budget and established a reserve fund that has allowed it to maintain the community in excellent condition without needing to levy a special assessment on property owners. Planning forecasts project a healthy financial environment well into the future.
 
Besides contracting with a professional property management company, the Board contracts for services from professional landscaping and security companies. All of our large contracts, as well as major purchases of goods and services, are awarded by a process of competitive bidding which helps us select the best value for our community.
 
The Architectural Review Board (ARB), an autonomous committee under the Board, is the primary organization that determines if architecture plans for new homes, renovations, or landscaping meet the well defined community standards. Volunteer members, who are selected by the ARB and approved by the Board of Directors, strive to quickly and fairly process all homeowners’ requests in a professional, yet friendly, manner. Their goal is to maintain the integrity of our beautiful neighborhood.
 
The Board of Directors is assisted by many additional volunteers who serve on other committees established by the Board. The current standing ones are the Club (Social), Election, Marina Advisory, Beautification, Website and Welcome Committees.
 
Heritage Plantation homeowner assessments cover all of the following:
  • Spectrum TV Bronze Video Package with 150 channels, 4 digital/HD boxes, Showtime, wireless internet service 200 x 10Mbps, standard modem and wireless router included for all developed lots (effective April 1, 2020)
  • Swimming pool and spa
  • Four Har-Tru tennis courts
  • Owners’ clubhouse with fitness center, kitchen, and three meeting rooms
  • Gated community with 24-hour security service
  • Marina with full time dock master
  • On-site management office and full time maintenance
  • Reserves for capital projects
 
Optional services are available to residents at additional cost:
  • Trash – 1x/wk service, Tuesdays
  • Recycling – every other Friday
